Late rent, handled.
From the first reminder to the final notice, Unit Trac works the timeline so you don't have to.
Your process, as a timeline
A workflow is a list of steps with the number of days between them. It starts by itself when a lease is the number of days past due that you choose.
- Send a message by email or text, with the unit, balance and days past due filled in
- Mail a certified letter
- Add a fee
- Give your staff a to-do
- Mark the unit ready for auction
- End the lease
Certified mail without the post office
Attach the notice and Unit Trac prints, mails and tracks it. The receipt is stored with the tenant, and the next step waits until the letter is delivered.
Automatic, or wait for my OK
Each step runs by itself or waits for your approval. Approve, skip, reschedule, pause or change a step for one tenant without touching anyone else's.
Paid? It stops.
When the balance is paid the workflow ends by itself, or asks you to review it if you prefer. A tenant who pays overnight is not mailed a notice in the morning.
Different rules for different units
Set one workflow for everything, another for a unit size, or pick one for a single lease. Vehicle storage and a facility in another state can each follow their own steps.
A record you can stand behind
Every step keeps its history: what was sent, when, to whom, and when it was delivered. It is all on the lease, next to the documents that went out.
Works with late fees and your gate
Late fee schedules add the fees. Your gate integration pauses access when a tenant falls behind and restores it when they pay.
See it at a glance
Your facility map shows how far along each overdue unit is, and the dashboard counts what started today, what is waiting for your approval and what needs attention.
The workflows are part of every account. Certified mail is available in the United States at $15 per letter. You choose the steps and the timing, so check them against your state's lien law.
