Rent units around the clock.
Tenants pick a size, sign the lease, pay and get their gate code from your website. No phone call, no office hours.
Four steps, one sitting
The tenant does the whole move-in on their own, on a phone if they like.
- Choose a facility, a size and a move-in date
- Read the lease and sign it with a finger
- Pay the first bill by card or bank account
- Get the gate code and an invitation to the customer portal
The paperwork does itself
The lease is built from your own template with the tenant's details filled in. The signed copy is emailed to them and filed on the lease, and the customer, the lease and the first payment are recorded for you.
- Use a different lease for each unit size
- Ask your own questions, and collect an ID or proof of insurance as an upload
- Offer autopay at move-in, or require it
Promotions that bring people in
Offer a deal and let Unit Trac apply it, and end it, on time.
- A dollar amount or a percentage, on rent alone or on rent and fees
- For the first month, for several months, or repeating
- A code the tenant types, or automatic for everyone
- Only for the sizes you choose
- Shown on your website next to the regular price
Reserve now, move in later
Tenants renting online choose a move-in date up to a week out. In the office you can book a lease up to 90 days ahead: the unit is held from the moment you book it, and gate access begins on move-in day. You can even book a unit that is rented today, if that lease ends before the new one starts.
Full? Keep a waiting list
When a size is sold out, visitors can ask for one instead of leaving. They land on your waiting list, and Unit Trac flags them when a unit opens up.
You set the rules
Decide how much of this happens without you.
- Which units and prices show online
- Whether new tenants, existing tenants or both can rent without your approval
- Which payment methods you accept
- Which details are required
Built not to lose the sale
The Pay step is built for real life. If a connection drops the tenant is told what happened, and trying again does not charge them twice. Anyone who stops halfway shows up on your In-Process list, so you can follow up.
Straight through the gate
With a gate integration the code is created the moment they pay and shown on the last screen. Fall behind and access pauses. Pay and it comes back.
Online rentals, electronic signatures and the customer portal are part of every Unit Trac account, including the free basic website. Showing promotions on your website is part of Premium Websites, and automatic gate codes need a gate integration.
